Built for people relocating on purpose
Whatever is driving the move, the next step is the same: a home in Nevada and a team that can act for you when you can’t be here.
Founders and business owners
Relocating a household while the business keeps you traveling. We run the search, the tours and the closing logistics so one trip, or none, is enough.
Executives and remote professionals
Free to live anywhere and choosing Nevada. We line up the home and the local team before you land, so you arrive to keys, utilities and a stocked contact list.
Investors and second-home owners
Already own here, or about to, and thinking about making it your primary home. We help you plan the timing and look after the property in between.
Planning a year or two out? That is the best time to start. A short conversation now means you know your timeline, your options and your team before you need them.

Where to find the official Nevada requirements
Establishing residency is set by the State and County, not by us. Here are the topics people ask about most, each linked to the agency that sets the rules. Check the source for current requirements.
Secure a Nevada home
A Nevada address is part of most residency paperwork. Finding and buying the home is where we help.
Driver’s license
The DMV publishes the timing, documents and in-person requirements for a Nevada license.

The Secretary of State lists who can register and what proof is required.

The Clark County District Court Clerk provides a sworn form under NRS 41.191 to 41.197. Ask an attorney whether it makes sense for you.

The Clark County Assessor administers the tax cap and mails notices to new owners who may be eligible.

Mailing address, banking, insurance, doctors, will and trust. A licensed attorney can advise on what to update.
Your former state
Your previous state has its own residency rules. A CPA or attorney can tell you what applies to you.
We are real estate professionals, not attorneys, CPAs or tax advisors, and we do not give legal, tax or residency advice. Links go to official third-party sites that we do not control. Requirements change, so confirm current rules with the agency and a licensed professional.
Two ways we look after your home

Vacant home checks
For owners who want the home ready whenever they fly in.
- Scheduled in-person walk-throughs, with a report after each visit
- Checks for leaks, air conditioning trouble, pests and break-ins
- Local vendors on call, with you approving any repair
- The home aired out and ready before you arrive

Rental management
For owners who want the home to earn while they’re not using it.
- Mid-term furnished stays and long-term leases
- Tenant screening, rent collection and maintenance
- Monthly owner statements
- The same team that helped you buy, so nothing gets lost in a handoff
Before you rent out your home
Renting out a home can affect how it is treated for property tax, and short-term rentals in Las Vegas and unincorporated Clark County are regulated. We can’t advise on tax or residency, so check with the Clark County Assessor and your tax advisor before anything is listed.
What draws people to Nevada, from the official record
No state income tax
The Nevada Department of Taxation states that Nevada does not impose a state income tax on individuals. Other taxes still apply. Ask a CPA about your situation.
Capped property taxes
The Clark County Assessor describes a tax cap that limits yearly increases to 3% on a primary residence and 8% on other property. The Assessor decides eligibility.
Easy to come and go
Harry Reid International Airport is minutes from most of the valley, which suits residents who split their time.

Karisa was born and raised in Las Vegas and started in real estate on the property management side of the Cunningham Group. Today most of her clients live out of state, so she has built her process around buyers who can’t be here for every showing, inspection or contractor visit.
Because our team also manages homes, the relationship doesn’t end at closing. The people who helped you buy are the same people checking on your house when you’re gone.
Questions about moving to Nevada
What does the Nevada Move Plan include?
A personal outline from Karisa built around your timeline: neighborhoods and property types worth a look, how buying remotely works, the official sources for each residency item, and introductions to a lender, CPA or attorney if you want them. It is free and carries no obligation.
How do I establish residency in Nevada?
That is set by the State, not by us, and we can’t advise on it. The Nevada Department of Taxation says there is no single test for Nevada residency; what is required depends on why you need it. Start with the Department’s Nevada Legal Residency page, then the agency for each item you need, such as the DMV for licenses and vehicles and the Secretary of State for voter registration. A licensed attorney or CPA can tell you what applies to your situation.

How long does it take to become a Nevada resident?
We can’t give you a residency timeline. According to the Nevada Department of Taxation, requirements differ by purpose and some carry their own time requirements, and the DMV publishes its own deadlines for licenses and vehicles. Check each official source for current rules. The part we can help with is how quickly you secure a home.

Do I have to live in Nevada full time to be a resident?
We can’t advise on that. The Nevada Department of Taxation states that you must be physically present in Nevada for the period you claim, and that owning property here is not enough on its own to establish residency. Your former state may apply its own tests, so ask a licensed CPA or attorney about your situation.
Can I buy a home in Las Vegas without being there?
Yes. We work with many out-of-state buyers. We tour homes for you on live video, coordinate inspections, and arrange remote or mobile-notary signing so you can close without flying in.
Can someone check on my Las Vegas home while I’m out of state?
Yes. We offer vacant home checks: a team member visits on a set schedule, looks for leaks, air conditioning problems, pests and security issues, and sends you a report. If something needs fixing, we coordinate local vendors.
Can I rent out my Nevada home when I’m not there?
Often, yes. We manage mid-term furnished and long-term rentals. Short-term rentals in Las Vegas and Clark County are regulated, and renting out a home can affect how it is treated for property tax and may raise residency questions. We can’t advise on that, so confirm with the Clark County Assessor and a tax professional before listing it.
What is the Nevada property tax cap?
According to the Clark County Assessor, Nevada’s tax cap limits annual property tax increases to 3% on an owner’s primary residence and 8% on other property, and the Assessor mails notices to new owners who may be eligible. Eligibility and how the cap applies to a specific home are decided by the Assessor, so confirm with that office.
Does Nevada have a state income tax?
The Nevada Department of Taxation states that Nevada does not impose a state income tax on individuals. Other taxes still apply, including federal income tax, and your former state may have its own rules. We can’t advise on tax, so ask a CPA about your situation.
Can you connect me with a CPA, attorney or lender in Las Vegas?
Yes. We introduce clients to local lenders, title and escrow officers, CPAs, estate attorneys, insurance agents, contractors and movers. Introductions are a courtesy; you choose and hire each professional directly.
